new house "must haves"



No center support in the garage (so I can open my car doors without denting). Extra space between garage doors so the cars are further apart (and I can open my garage door without dents).

Air compressor goes in the basement, with an air line plumbed to the garage. Maybe a small surge tank in the garage. I hate the noise. Put the compressor in a doghouse if possible, and put it on rubber isolation mounts.
 
they have pure hard wood floors that are 100% wood but on that note i was thinking of something like this with hard wood floors

I wired cat5, cable, and phone to every room in my house. It was a waste. Nobody has home phones anymore. Internet is wireless. Cable is a good idea with an amp and splitters. Know your seating arrangement and mount a coax, hdmi, and 120 outlet so you can hang your TV on the walls. Have hdmi outlet down below for accessories.

I also built a movie room in the basement. Well worth it! Plan ahead to run wiring in walls and noise isolation. I did room within a room design.

If you are thinking security system or cameras down the road run the wiring or conduit now.

Garage cement rated to handle lift. Oversized forced air heater or infrared heater(s). Insulated walls and door. Plenty outlets including ceiling for drops. Multiple switches to control lights for low level lighting or high level for car repair at 10 pm at night.

Outdoor motion lights front, side, and rear of house also controlled by switch.

Plan ahead. If down the road you want pool, hottub, outbuilding, etc wire, plumb, etc for it now.

I also wish I had more outdoor outlets on my garage and back porch.
 
If you like single doors garage doors go min 9 ft wide. 10 or 12 even better. Never know when your going to get a boat or suburban.

Your list sounds expensive. When push comes to shove you may not get everything you want.

Things I wish I had in my house:

3.5 car garage or 3 car garage and free standing shed in the backyard
Driveway that is 2.5 or 3 cars wide

But I originally thought that you were building your first house and what things should you get. I came to say you should buy a Weber grill.
 
i'm probably not going to get any of what i want, haha.

based on the cost of just the house we're interested in with lot improvements (and a few tweaks to the plan) we're already going to be pushing our budget up to our max.
 
^^^ then just make the garage as big as you can with no extras and add extras as you go. It's expensive to add garage sq ft after the fact.
