Home Owners step in....

I have an older house, with a really old heating and cooling system. I was thinking of purchasing one of those home warranties, in case something goes wrong. Everything was working just fine last summer, and this past winter, so who knows if/when something major will go bad.

Whats your opinion on these?

Which one would you recommend?

Any other advice would be greatly appreciated.

Well, personally, I rank those things up there with the extended warranties you buy with electronics and such, nothing but junk. Id be sure to read the fine print, limitations, exclusions and all that.

I would have normally recommended working out something with the seller to either have the stuff inspected or replaced as a condition of purchase, but it sounds like you already bought the house. I would think it would be better to have a professional come out and check the system out and have a really good inspection done and have them tell you what shape the system is in and whether or not they think it may be on the way out or in good shape.

If they indicate its at the end of its life, it may be worthwhile to get one. But again I would pay particular attention to the fine print, any exceptions and exclusions and what if any deductible there is.
 
The home owners adjusted the price of the house because of the age of the unit. So I'm ok with it being old. It was installed in '78 so yeah its old. The outside ac compressor was installed about 7-9 years ago.

I just figured if i could get one of these it will help me come time to replace the unit. If not i'll just get one on my own.
 
you should have made the seller pay for a year of one before you closed. a lot of them around here are including them in the sale.

i did. the year is over... just wondering if if should get another one? cause of the age of my heating and cooling system.
 
Its not worth getting, 2 people at my work got screwed over with there. One guy had his AC system go out in the middle of summer, they wouldn't come out until 30 days. So he paid and fixed it and sent them the bill, they told him to screw himself since he didn't use there people. The other guy had some plumbing issue, i forget the whole story but it took them forever to come fix it and even then they half assed it and he ended up having to hire someone else to fix it right.

After hearing those stories when I bought my house I opted for no warranty and I figured i'd handle it all myself. And besides, it a newer house (built in 2003) so no major problems SHOULDN'T occur anytime soon. I've had good luck so far...
 


if it is already gone after the year it seems like a waste to me unless youre pretty sure the stuff WILL break. then it makes sense to get it. otherwise i would just save up and replace it before it breaks.
